Charming private quiet comfortable can't wait to go back 5 of 5
It was so great to wake up, make breakfast, then jump in the car and BE IN POINT REYES already, go see North Beach and South Beach and Drake's Estero and then, in half an hour, be back this place for dinner. Gas grill out on the deck with a big glass table and four chairs. Hot tub has colored changing lights and is SUPER private from neighbors. It is a little hard to find, but keep driving past the school. Read all the reviews; but walking on the large deck outside the owner's house to get to the hot tub is NOT a big deal. We went for the 4th of July - heard NOTHING, total quiet. (Our dog is reactive to fireworks.) Upstairs on entrance floor is a queen size sofa bed that is very nice. Downstairs a double bed and a single bed. Out the back on the upper level, the entrance level which also is the main room and the main bath and the kitchen/breakfast nook, out that back sliding glass door is a large deck with a gas grill and a view of TREES TREES TREES. If you go way over in the corner of the (steep) back yard you can actually see Tomales Bay through the trees. Kitchen was a pleasure to cook in. Place was super clean. There is a full shower/tub upstairs, and a toilet and a sink downstairs. Main room has very high ceiling. You can use outside stairs to access the downstairs bedroom, as in, for example, you have a dog (or a kid!) that is messy, as the downstairs floor is tile, whereas there is a nice carpet upstairs. Sorry to jump around, in a hurry, but would go back in a heartbeat. There is a new owner coming in, but they say they are going to keep renting this out. I certainly hope so. DELIGHTFUL. Quiet Stay in Inverness 5 of 5
Five people slept here very comfortably. The weather was nice so we could eat out on the porch since the inside table is a squeeze for five. Beautiful back porch and living room with lots of sun. The kitchen is well stocked and though there is no oven, between the toaster oven, grill and stove we were set for cooking most of our meals in. Having access to the hot tub was another bonus! This was a great place for our family of 3 (11 year old daughter) and one overnight from Grammy. Lovely setting in the trees. Quiet neighborhood. Trail at top of road takes you up to the ridge. Hot tub is in enclosed area at end of deck but possibly shared if people are in the main house. Renters may want to check with manager on this. Communication easy and quick. Kitchen great, but is not a "full" kitchen - oven is a toaster oven. Thermostats up and downstairs. House super convenient, note that bedroom w/QN and twin is dowstairs. Pullout couch was "firm" according to Grammy. Sandwiches at market in Inverness Park a must, Bovine Bakery in Pt. The cabin is better than described and housed five of us perfectly for the weekend. It is close to Inverness and just a short drive from various hiking places in Point Reyes Seashore. The back deck and hot tub that overlook the tree line were perfect places to start and end our days. Absolutely beautiful and serene. Perfect Weekend Retreat 5 of 5
We were very happy with the Cottage. It was beautifully clean and well furnished. Had lots of space and plenty of light with views of the country side. If you don't mind not seeing Tomales Bay it's about as good a retreat spot as one could wish for. The central forced air furnace was very much appreciated on our cold rainy weekend. It even had separate thermostats for the living and bedroom areas. (The only thing missing from the well-equipped kitchen was a set of measuring spoons). My family and I stayed here for a long weekend, and it was perfect. My husband and I wanted a little uninterrupted time with our grown sons, and also a place we could bring our dogs to, and this place fit the bill. We went on walks, drove into the surrounding towns, just had a great time. The cottage was perfect for us: very clean, well appointed, quiet, and within walking distance to town and the water. This is a lovely cottage with many windows and much light. Very convenient for walking around Inverness or just sitting on the deck. We did miss the stove, but found we could manage without it. Our landlord was very helpful and we enjoyed her very much.

Walkable to dinner, great little place! 4 of 5
We enjoyed our 2-stay stay at New Cottage with our dog. There is a nice deck and a functional kitchen where we made breakfasts and we used the grill on the deck for one dinner. We walked to Saltwater one night for dinner, which is about a 10 minute walk (bring a flashlight!). This house is a ~ 20 minute drive to Kehoe beach and close to all that Point Reyes has to offer. We enjoyed thumbing through the books on Marin available in the house, and we used the DVD player to watch a DVD and also played some games. Also, there is a 1/2 bath downstairs where the bedroom is, which is great because you don't have to go upstairs to use the restroom during the night.
This is a fairly private location; however, as others have mentioned this 1 bed cabin is directly adjacent to the owner's house, in fact they share the deck that is separated into two parts by a gate. There are potted trees to provide a little more privacy. You also have to walk along the owner's part of the deck to get to the hot tub, which has a very high-walled fence all the way around it. So, this is perfect for a getaway, but probably not exactly the right spot for someone who is looking to have complete privacy.

Our family of four thoroughly enjoyed New Cottage. We have stayed in other vacation homes, and this place was, by far, the cleanest. It was well stocked in the kitchen.
The only drawback was there was no oven, and my husband wanted to bake me a birthday cake. We decided to take a chance and call the owners (next door) to use theirs. While I didn't feel great about imposing on them, they were gracious and hospitable.

We stayed for two nights over a weekend and it was lovely! We have stayed in vacation rentals in Inverness before and were pleasantly surprised at how well furnished this one was. We had everything we needed to cook dinner and enjoy a lazy Saturday morning in the house.
We also used the Jacuzzi. Despite some initial reservations about having to walk past the owners house to access it, it was great! My husband and I spent a week-end at the New Cottage. It is very clean, comfortable and well-equipped. We enjoyed sitting on the deck, sipping wine and looking at the trees. The walk to town was very enjoyable.
The only downside was the WiFi connection, which was not too good. (Our cell phone reception was poor as well (AT & T), so we felt a little isolated.) This house is a real treat! Run by a very friendly couple, it 's a beautiful place , very comfortable, in the heart of the beautiful Point Reyes area (lots of nature trails, beautiful beaches, etc). Comfortable, cozy, luxurious bath, plenty of room and privacy to share with another couple -- and to top it all off is the perfect location. Head out the front door, turn left, and keep hiking to the top of the ridge to appreciate Tomales Bay on one side and the Pacific Ocean on the other. Next day, head out the front door, turn right, and in a few minutes you are on Tomales Bay. After almost 20 years of visiting Point Reyes National Seashore, this is our new favorite place to stay. We stayed here for one week in June. We loved the cottage, which is very well equipped and more than lives up to its description. The location is excellent, within easy reach by car of some great beaches and treks of varying length and difficulty, including the nine-mile Tomales Point trek where we saw dozens of the magnificent Tule elk. Inverness is a ten-minute walk if you don't mind a steep climb on the way back and has a coffee shop and a good basic general store. We enjoyed shopping and browsing in Point Reyes Station four miles away, home to Toby's eclectic gift shop and the Cowgirl Creamery. My boyfriend and I stayed in this cottage over Thanksgiving weekend, along with his two teenage daughters. The price was right and we enjoyed our stay. There are two floors and each has its own thermostat, which I liked. The ground floor bedroom also has its own half bath, which is convenient, and a sliding door leading into the backyard. The upper floor doubled as our living room and the girls' bedroom at night (there is a pullout sofa).
A few minor drawbacks: there is no oven, the proximity to the owners (a nice older couple) is very close, and the directions we received telling us how to get to the house were misleading and confusing.
While there is a fridge, a toaster, a range with 4 burners, and a Weber gas grill outside, be aware when planning your cooking that there's no oven. As for proximity to the owners, as other reviewers mentioned you have to walk along their deck to reach the hot tub. Finally, take a smartphone and just plug in the street address when trying to reach the house, or print out Google Maps directions beforehand. The directions they gave us said "the street changes names several times" or something like that, but it wasn't enough information to get us to the house.

Wonderful, well-designed cottage nestled in quiet, woodland setting 5 of 5
My husband and I spent four days in this lovely cottage, 2 days by ourselves and 2 days with our adult daughter. The cottage was efficiently and beautifully designed, with plenty of windows and light, while also extremely private. The kitchenette was well-appointed with quality appliances and utensils. The cathedral ceiling and the wall of windows lead to a spacious deck with a round table and comfortable chairs and barbecue. Great place to eat breakfast or lunch (probably dinner in the summer). Our daughter described the fold-out couch-bed in the living room as very comfortable. The full bathroom on the main floor is well-appointed with an excellent shower.
The downstairs bedroom had an extremely comfortable queen-sized bed and very convenient half-bath. There are sliding glass doors to its own private patio and garden.
The hot tub is large and in a private enclosure- wonderful to lie in at night and look at the millions of stars lighting the dark sky.
The location is peaceful and quiet and very convenient to many wonderful places to explore, including the beautiful rolling hills of the historic dairy ranches, oceanside cliffs and beaches of Point Reyes National Seashore.
The owners who live next door are very pleasant.

Lovely setting, well-maintained two level cottage. Owner, who lives in adjacent property, was very thoughtful and handled a last-minute glitch regarding cleaning with class - and provided extra amenities during our stay. Inverness is beautiful. Hearts Desire Beach, in Tomales Bay State Park, is a perfect little beach only 3 miles or so from the cottage. Wooded lanes to walk along, hot-tub on deck were both plusses. The cottage is located very close to the North Beach and Kehoe Beach, which is a blessing for dog owners. there were three of us, and we all loved it. We stayed at this cottage for 4 days with our adult son and really enjoyed it. The cottage was clean and comfortable - everything we could have asked for. Unlike most situations where you rent via the web, the cottage turned out to be even nicer than the pictures. We particularly loved the large, roomy deck where we spent most mornings. The main level has many windows with a very light and open feel. Kitchen and baths were well stocked and had everything we needed.
It's a short and pleasant walk into town for a coffee.

The cottage was great for our young family of four (kids aged 6 & 8). The interior was spotless and well-appointed, and dipping in the jacuzzi was a fun evening activity. The host was extremely gracious (she even dropped by with umbrellas and area maps). Though she and her husband lived next door and their home shared a common deck with the cottage, the cottage still felt very private. Rain kept us from exploring the outdoors very much, but we enjoyed the visitor center at Point Reyes National Seashore and lunch at Cowgirl Creamery in Point Reyes Station. The cottage in Inverness was wonderful---very clean, comfortable and homey. The decorations are very tasteful, and it's quite elegant for a "cottage". It's nice having a half bath downstairs where the bedroom is located (and the full bath is upstairs). The hot tub was wonderful and is in its own enclosure. You just have to walk across the deck, past the main house--no big deal. The owners of the main house were very welcoming, gave lots of good advice/hints for things to do and places to eat. The cottage is very centrally located near trail heads, restaurants and sightseeing, but you definitely need a car. The place could easily sleep 4 comfortably! We spent an entire week in this great little house, which was spotlessly clean and has a well equipped kitchen. The deck is really nice, you sit there and the only thing you see is trees. Peaceful and quiet. Great hot tub on the other end of the deck (need to walk past the owner's house, which is no problem). Also due to the great location in Inverness we'll return for sure. We spent a wonderful weekend in this cottage with 3 adults, one child and one dog. The setting is so peaceful and the cottage has lots of natural light and more than enough space for us. A beauty of a cottage, just to our liking. Rustic area, quiet, COOL. We live in Burbank and had just been in Sacramento; it was in the 100s, so having this cool oasis for a few days was great. There was excellent Internet reception, spotty cell phone reception (that's usual for my phone though) and a nice tv & dvd player. Good walking paths. Every person we saw waved & was friendly. Our little dog was happy too; he enjoyed our walks & all the new discoveries. The close proximity of the owners was never an issue; they were quiet and made our privacy a priority. They greeted us and were congenial & offered info on all the necessities. There is lovely original art on the walls & a nice selection of books on the area, and on art. The deck area is just outstanding, as is the view from the glassed wall.
The kitchen and bath areas are very well stocked. The entire house is so clean and new ("New" Cottage is appropriate!).
The only negative on the Cottage is the shower; not much pressure, & couldn't adjust the shower head. But if that's the only complaint, I must say it hardly matters, in view of all the positives.
We bought 2 excellent lunches from Perry's Deli, a good place for casual food.

Lovely cottage with easy access to the seashore. I have been repeat visitor to New Cottage and have always enjoyed my stays there. The cottage is clean and well appointed. The hot tub is lovely. This time, we had some difficulties downloading contract and paying via Paypal. These problems were quickly resolved with phone call to property managers.
